Leasing

 We view your property, pull county information, and pull comparisons to obtain an accurate rental price.  Once we agree upon a rental price and you authorize our contract; we go to work for you. 
  • We install a “For Lease” sign & flyer box to attract renters who “drive” neighborhoods.
 
  • We create a listing sheet to distribute to all Coldwell Banker Advantage agents, the Coldwell Banker Relocation Department, & cooperating rental agencies.
 
  • We will make available digital photo to all agents to email potential prospects.
 
  • We advertise in the Sunday Star for maximum advertising coverage of your rental home.
 
  • We will install a “talking house” unit at your request for 24/7 advertising.
 
  • We screen calls of prospective renters so we show your home only to qualified prospects and you don’t have to hassle with all the calls and you don’t even have to be there.
 
  • When a potential renter writes a lease, we obtain a security deposit equal to one month’s rent, & a completed credit application.
 
  • We obtain a credit report potential renter so you know how their finances are handled.
 
  • We verify employment history & income potential renter making certain the renter can afford your home.
 
  • We verify bank history of the potential renter making certain the accounts are held in a satisfactory manner.
 
  • We obtain rental history (if it is recent) potential renter so you know the status of their most recent rental.
 
  • We call you to present the offer; you make the final decision (with our recommendations). 

Management

 Advantage Homes offers you “hands off” landlordship. 
  • We complete a comprehensive move-in inspection that includes digital pictures so you and the renter know the exact condition of the property at time of possession.
 
  • We conduct a move-out inspection to determine how much of the security deposit will be refunded to the renter.
 
  • We collect all rents so you never have to deal with the renter.
 
  • We direct deposit your funds to your bank so you receive your proceeds quickly.
 
  • We mail a monthly statement to you showing any activity on your account.
 
  • Our property manager is on call 24/7 so any emergency-any time is handled quickly.
 
  • We use licensed contractors to provide professional maintenance to your home.
 
  • We send you an annual accounting of all maintenance done on your property for ease in bookkeeping.
 
  • We renegotiate your lease beginning 60 days before the lease ends so you will rarely experience any vacancy.
