Advantage Homes provides you a complete buyers’ program which now allows you to have representation (someone to look after your interests) in the home- buying marketplace.
Phase 1 Finding the right home for you
We consult with you to ascertain your needs, wants, & goals in buying the perfect home. We authorize the Buyer’s Agent Agreement; I go to work for you.
- The buyer counseling session begins at my office. This way we have all our tools at our fingertips for your convenience.
- I obtain & prioritize the amenities you most want in a home. This will save you time in only viewing homes that fit your guidelines.
- I put you in contact with a qualified mortgage lender to obtain pre-approval for a mortgage loan. This will position you in the marketplace and increase your negotiating strength once you find the perfect home.
- Once your ideal price range is identified, I preview homes on the computer. We will view exterior & interior color photos of each home.
- We set up your automatic “email search” so each day you will begin receiving emails of all the new homes (with photos) listed each day that fit your criteria.
- You contact me when you find homes in which you are interested in personally viewing.
The V.I.P. Program gives you representation (someone to look after your interests) in the home buying marketplace.
Phase 2 Writing and negotiating the contract
Advantage Homes provides “due diligence” to make certain you have all information necessary to make an informed buying decision.
- Once you find the “perfect” home, we review all the reports and other documents pertaining to the condition of the home. This will aid us in discerning the positives and negatives that may affect your closing costs and future resale.
- We discuss your option of a “home warranty” program to guarantee the heating, cooling, and appliances in your new home.
- We discuss the value of hiring inspectors to make certain you are purchasing a safe and sound home.
- We provide you with an estimate of closing costs & down payment recommendation.
- I will prepare a “negotiation strategy” that will include a competitive market analysis so you will feel confident of getting the best home for the best price.
- I will prepare the “offer to purchase” with terms approved by you.
- I will keep you abreast of the details of closing as they progress.
- Once the contract is agreed upon by all parties, we provide you with information for all your moving needs; including: movers, utility companies, painters, etc.
- I will attend your closing session to help answer any questions.
- I will contact you after “closing” to follow up on any remaining details.
